One of the easiest ways to make your house more presentable is to just clean it up. More often than not homeowners show their home in an untidy condition: kitchen floors not shining, dirty dishes in the sink, appliances not cleaned, rugs not vacuum cleaned, clothing not put away, kitchen tables all cluttered. I could go on, but suffice to say the kitchen and bathroom should be in the most prepared condition when showing your home to prospective buyers.
The expression "curb appeal" applies to homes which are picture perfect: lawns mowed and detailed with the grounds in well organized condition. If you have a basement or garage get rid of un-needed things; especially things that take up space. Boxes, old furniture that you plan to get rid of anyway will make your rooms look bigger.
Low Cost Fixes
It is advisable to do minor repairs on your house before you start showing it for sale. For instance, if you have cracked or broken windows, replace them. Replace or fix window and door moldings. Repair any holes or cracks in walls. Doors, door knobs should be replaced if missing or not working. Fix any kitchen or bathroom door cabinets. It is also very helpful to have your rooms painted if they haven't been in a while. Replace mini-blinds and curtains; they are low cost and can make a big difference.
If potential buyers see your home in an untidy manner, they will also assume that the house itself was uncared for. This can make a potential buyer adjust an otherwise fair offer to something less because they are calculating deductions for additional repairs.
