Shourd I Buy Or Sell In This Market? In the current real estate market that we are in, I would not sell, I would buy(this assumes you have control over your personal financial condition). If you had purchased real estate years ago and did not sell when the market was hign (2005,2006,2007), why would you sell now? You will be better off to continue holding the property, as you did in the hign market, and sell in the next hign market.  When will that be? That's anyone's guess. I have touched the buy vs sell issues in other articles here, If you are looking to buy real estate, this would be the optimum time due to the current market down cycle along with very low interest rates. It's also a good time to trade up or trade down; that is, sell now and buy now in the same market. Real estate is all relative, so if you sell low, you can also buy low. If you sell in a high market, you will also buy in the same, high market.  Even if you had purchased in the high market in the years mentioned above, if you sell now at a loss, you can possibly trade to a better property at an even lower price, thus cutting your losses. Therefore, if you must sell because you require to liquidate assets  for whatever reason, market luck and timing, which no one can  predict, will dictate your gain or loss.
